The landlord is a man or woman who legally rents out; land, a building, houses, apartments or accommodation. Renting spaces involves a lot of roles, legal requirements and responsibilities, which are very demanding and require one to wear many hats to ensure the fulfilment of these obligations. Maintenance responsibilities
The landlord is liable for maintaining the structure and exterior of the building in question. This involves ensuring that the building is in a good condition. Installations such as water, a/c units, gas, electricity, internet and water heaters are working and they stay that way. Security of landlord owned appliances is also under the landlord. Any alterations done to the building by the tenant should liaised with the landlord. There is also a need to do regular monitoring of the facilities in the building to make sure they are working properly.

Responsibilities to tenants
This refers to how the landlord interacts with the tenants and it includes; resolving any conflicts among the tenants. The landlord should make sure tenants have an enjoyable and happy stay at the resident and also listen and resolve any problems or issues relating to the property. They also required landlords to collect rent and safely keep the security deposit of the tenants. There should be proper records of payments received and issuing receipts. The landlord should also present tenants with agreement policies or documents where applicable.

Responsibilities to the community
This is the relationship between the landlord and the community around the property and it involves treating potential health, risking issues such as garbage surrounding clean, cesspit soakaway free from problems and safe stay of the tenants and welfare of the community at large. The surrounding environment should be clean, safe, and quiet. The landlord also shows properties to prospective buyers and conducts any negotiations needed to agree.

Responsibilities to themselves
The landlord needs to stay up to date on matters of the housing sector and the legal framework around it to ensure conformance to set rules and regulations by the government. Landlords also need to set their goals, and plan how they will achieve them. The landlord needs to communicate his or her roles and obligations to the tenants.

Responsibilities to the property
The landlord is to adjust the rent depending on the condition of the property. They should maintain the property to the standard the law requires for the tenancy. The landlord can also suspend rent depending on different situations. There should be compliance with the law by paying land rates and any other required payments to ensure the property complies with set rules and regulations.
